Renovation of the former vacant Oldsmobile Engine Plant (GM Lansing Plant 5) which has since been renamed the Delta Distribution Center. The original building is more than 1 million SF occupying 55 acres.
The project scope included exterior finishes of the building shell including glazing, dryvit and continuous framed awnings. Additionally, removal of existing manufacturing equipment, demolition of demising partitions and the filling of three large basements with over 30,000 CY of material, installation of eighty-five new truck docks and 600,000 SF of new paving for truck staging areas in order to re-purpose the plant from a manufacturing to a light assembly and logistics facility.
Special care was taken to ensure that no environmental issues arose from handling the waste materials generated during the decommissioning process. The fast paced renovation project required skillful coordination between demolition /salvage and civil and architectural construction activities.
The team removed flumes, pits, trenches, tunnels and basement associated with its previous usage. Additionally new concrete floors were poured.
Renovations, updates and / or repairs were provided for the HVAC systems, electrical systems, fire protection systems and domestic water system.
A total of sixteen phased occupancy areas were implemented to expedite tenant’s production needs. The Oliver / Hatcher team worked closely with tenant’s vendors to install process systems.
Additional work included the construction of Building #2 which measures 629,000 SF and a connector link that provides covered access from Building #1 to Building #2.
